An initial inspection of your investment property.

Our management team will inspect your property, recommend any repairs we deem necessary in order for the property to be ready to rent and obtain bids for the repairs at reasonable prices.  We have established good working relationships with many businesses in the area, including contractors and handy-men that specialize in all areas of construction.

Advertising your property to it's fullest potential.

We will verify the monthly rental value with you and seek quality tenants.  We market your rental to the local market, as well as promotion on our website for out-of-town renters.  We will make personal showings of the property; thereby assuring complete and professional information will be given to the applicants.

Screening potential renters for "credit worthiness"

Most renter headaches can be eliminated at this point.  Adequate and complete background and credit checks go a long way toward ensuring a trouble free environment later on. Tenants who do not pay rent in a timely fashion usually do not take care of their home, so it's a double exposure we take great pains to avoid.

Selection of the best possible tenant for your property.

We execute a thorough rental agreement, designed to protect your property and spell out our expectations for the next tenant.  We require the first month's rent due at signing and collect a security deposit equal to one month's rent.  A move-in inspection is done and the condition of the property is documented and compared to the property condition upon move-out.  We base any return of deposit upon the comparison condition of the property.

Rent is collected between the 1st and the 7th of each month

Owner statements of account and proceeds are generally mailed out by the 8th.  This may vary slightly if it falls on a weekend.  We place great importance on speedy delivery of owner monies due them. For your convenience, arrangements can be made for electronic direct deposit as well.

An annual statement each January.

Total income and expenses are broken down in a spread sheet for your files and sent to you at the beginning of each year.
